People are buying plots of land or properties as a future investment and to improve their current lifestyle. Some invest in properties to make a profit at a later date or as a fall back during the lean period.
With this massive need for space, it prompts a huge volume in buying real-estate properties. Buying plots or developed spaces also comes a lot a risk since there fraudulent purchases that can be thrust on an unsuspecting buyer. The Business of Getting a Patta

Before buying the land, check the Patta or the document providing proof of ownership of the said plot. The patta, also known as Rights to Record (ROR) is a legal document issued by the government that clearly tells you who has the rights to ownership of the land or who the registered owner is.
The Patta is applicable to all types of land, and more so for plots where there is no construction or is not frequently taken care of their owner. Sometimes, when lands remain unoccupied or unutilized, it can be fraudulently sold to others who claim the property as their own. To avoid the murky legal war, the patta establishes the owner in whose name the property is registered clearly.
To get a Patta registered in your name:
1. You have to go through the government body who may review your application for a patta, investigate the land by physically visiting the location, approve or reject it based on their findings.
2. You may be asked to provide additional if required.
3. Follow-up diligently with them until you receive the Patta to your land.
The ownership or patta will be transferred to your name after the sale of the plot. Since there is a considerable amount of time involved in registering the document and issuing the ownership details, it is best to kick-off the process as soon as possible.
The request for transfer of ownership or patta should be submitted by the new owner. The process for either strong>registering a property or transferring ownership of a property remains the same. The final decision is in the hands of the Tahsildar or government officials who may investigate the property and request for further documentation if needed. If there is a registered will to the property, then the individual in whose name the property is registered must approach the Tehsildar demonstrating proof of identity along with a copy of the original will to establish that you are indeed, the intended beneficiary of the property.
